We are seeking private investors to secure first position mortgages to purchase Real Estate. Our target real estate are properties in need of repair and have room to improve value. These properties can be purchased for less and much easier to obtain an equitable position for us and the mortgage holder.
Properties must also be able to maintain monthly financial obligations based on a term of no more than 5-10 terms. Our leases will always be secured with lease option agreements. We feel that this option for securing tenants produces the best results. In the current market we feel this secures a much stronger tenant lease and could produce selling the property at is best dollar. With 30 years of Management, Remodel, Maintenance, Repair, and the team that surrounds us we can achieve all these goals. We offer our partners and investors a sound equity position. By purchasing only property that needs improvement, puts us and the investor in the best position. The joint venture would consist of investor financing first mortgage and cost to purchase property. We will perform all improvements to have property ready for the market. We have a Management Company in place for the future of the property.
We also would propose you to have a fair interest rate, and a 35% equity share for the resale of property in the future.
By purchasing Real Estate that can always be improved and the debt on property always in an equitable position would make any exit needed to have the best chance of recovery if need be. We hope only to have sound business partners who will gain equally.
