My name is Paul Pitcher and I am writing due to a need for an
investor(s) for a piece of property that I have found in Baltimore, MD
that would be a perfect fit for a restaurant and bar.

I have been invovled with restaurant and nightclub promotions for over
seven years in Tampa, FL and Baltimore/Annapolis, MD. I am a graduate of
University of Tampa, Honors Marketing Program, and about to enroll in the
Masters program at University of Maryland.

I came across this opportunity, and reaching out hoping someone may want
to help or point me in the right direction.

I came across a 3100 sq ft facility in a developing neighborhood directly
downtown Baltimore, located right by all the major night life
in Baltimore, MD. I have met with the owners, and the are willing to sell
as they need to finance a new location. The facility orginially was a
sports restaurant and bar.

The rental price has not been agreed upon yet, but I have had estimators
tell me around $3100 per month. Once you see our venture summary, you will
see why this is such a great deal. We do not require the full investment
from one partner, as we can split equity as our partners see fit. I am
offering a unique incentive based repayment term, to show that I am
benefited by getting the investor their initial investment back fast.

< 12 Months / 40% investor - 60% myself
< 24 Months / 50% investor - 50% myself
24 Months / 60% investor - 40% myself
$75,000 Investment
Full Repayment 12 - 15 months

Our plan is to pay the investor back within 24 months, and stay open for
another 24 months following and then sell the equity to liquidate the
business.
This is a 124.8% ROA in just 4 years, or over 31.2% a year.

Essentially a $75,000 investment will generate $105,000 in 4 years for the
investor.

1. The current owners were obviously making a wonderful profit, but are
looking to get out now due to obligations with a new establishment they
are opening. They need money to fund the new spot. We are in a perfect
position to bank on this situation.

2. The lounge is about five months away from being completely saturated
with 1200 new homes in the area. These new homes bring the EXACT
demographic to which our lounge caters.

3. It is a small manageable lounge space, with limited changes need, other
than a buildout.

4. I am personally investing into the project as well, therefore any
investor that comes aboard will know that I do not only have a
personal stake, but a monetary interest in the business as well.

5. Most importantly, the investor(s) will be FULLY paid back within 2
years and will have equity in an extremely profitable business
thereafter.

Some might be skeptical and ask, why will this property succeed over any
other property in the area? The answer is very simple, experience. Not
only do I have seven years experience in the promotional aspect of
restaurant and bars, but I operated in this exact area for over 3.5 years
in Baltimore. In fact, I hosted weekly gatherings and events for one year
directly across the street from this establishment. I can honestly say
that the contacts I have and will continue to grow will enable me to
operate this establishment at a profitable level.
